Bathroom and Kitchen remodeling?

kitchen remodeling
Brook S asked:

I have a kitchen that is 13′ by 7′, and a bathroom that is 5′ by 7′. For the bathroom, I am looking to reglaze the tub, retile the walls and floors, new sink, toilet, and new cabinet. For the kitchen, I’m thinking of refacing the cabinets, getting rid of some brick on the walls (?), and retile the floors. The flooring in both rooms will probably be laminate. Any rough idea as to how much this could cost? I don’t plan to go overboard by getting the most expensive items, as a budget comes into play here.

    First of all “laminate floor” will not stand up in a bathroom & would not be my first choice in a kitchen. Laminate only surpasses carpet if anything!

    [1] Demo. and or removal of debris, Allow for this @ least 10% of your total cost and expenditure of time or labour, you maybe able to curb-side your waste? I’m not sure..{ = 10% items 2 to 13 or $?.00}

Total this item about {$360.00}

    [3] Reglaze tub, Option 1 there are specialty contractors for this, if you go this route look for the one that heat shrinks an “ACRYLIC LINER” over your existing one, ( ask their advice when it is best to have this done, before or after item 2?).ALLOW for this………{ $750.00 + or – $150.00 for spray or overlay application}

    [4] Option 2 purchase a two part epoxy kit at your big box store @ $39.95 follow instructions and DIY…..

    (5) Bathroom floor, approx. 22.5 sq.’ install 1/4″ or 3/8″ “Hardi-board” tile backer over existing stable sub-strate, follow manufactures installation requirements, 2 sheets 30″ X 60″ @ $16.95 ea., Install 22.5 pcs. of 12″ X 12″ mosaic ceramic tile sheets over using a mastic rather then wetset, grout as / wall tiles. Mosaic tiles 23 @ $3.85 ea., 2.5 L mastic @ $9.95 / L {$150.00}

    [6] Replace W/C “toilet” with all in package containing everything in one kit, Wax seal, bolts, tank, bowl, caps and seat…{$129.95}

    (7) Option 2, as per item 6, refurbish existing W/C with new seat and ballcock assembly, wax seal, bolts and caps etc…{ $34.95}

    (8) Vanity 24″ to 30″ most likely, c/w P-trap, risers, PO- plug, making use of existing Hot & Cold. supplies, Allow { $320.00}

    (9) Install baseboards about 12 lin.’, paint and decorate, install accessories all before items: 6, 7 or 8 , allow {$165.00}

    [10] onto the Kitchen!, floor 91 sq.’ minus cabinet footprint, Medium quality laminate floor allow $2.50 / sq.’ times a factor of 2 for under lay, trim pcs. and 1/4 round about the perimeter. Example being: 91sq.’ – 11 sq.’ of cabinets = 80 sq.’ X $2.50 X 2 = {$400.00}

    (11) assuming cabinets are stripped and ready, allow @ least $60.00 / door and drawer front no matter the size, plus $7.50 for hardware ea. therfore: number of units X 67.50 = {cost} now add 10% minimum of this total to reface styles and rails of cabinet boxes…

    (12) Paint and decorate kitchen add accessories, allow 10% of what you spent in this room again…{$ ?.00}

    (13) Add 5% of items 2 to 12 for misc. items and tools notched trowels, paint supplies and fasteners etc..{ 2 to 12 X 5% = $?.00}

    (14) Add up your costs, items 2 to 13 and place 10 % ofthat amount in item 1, re-add items 1 to 13 and multiply by 100% + your tax rates convert from Canadian dollars to your currency and thats a quick estimate…

    (15) This is all based on DIY for contractor rates multipy your total from item or line 14 X 3.22 = A whole bunch of $$$

    (16) materials selected are basic ideas make your own choices, you may find that having door and drawer fronts cut-out 3/4″ MDF and painted DIY, to colours of choice, a lot less expensive for that matter. Hardware, knobs and hinges may be salvagealbe for further savings etc. etc. I f you decide on laminate floor in bath follow guide line pricing for kitchen the area for bath will be as I figured or there abouts… You may not require facing to cabinet boxes at all?? don’t know!

    (17) GOOD LUCK and GOOD BUY…

    PS: I would be interested in your final budget, it’s hard to do this site unseen with limited input…I didn’t proof read or spell check hope it all makes sense…

    Their are two costs for this type of project. First there is the material cost. Second the cost of installation. If you are installing the laminate flooring yourself, the cost of installation is not an issue.
    Laminate flooring can run anywhere from $.69 per square upwards. Specials can be found online and even 12mm laminate floors, the thickest available can be found for 1.30 to 1.50 per square foot. To determine your square footage simply multiple the width by the lenght for both areas and add an additional 10% for waste.
    Features such as beveled edges pre-attached cushions can increase the costs of laminate floors. I would suggest that you not purchase any floor under 8mm in thickness as they sound hollow and loud when walked upon.
